The $5,000 gain was $10,000 below the city average gain of $15,000 for the last 12 months. You can see how this gain compares with the other neighborhoods in the price table below. As you can see from the price graph below, prices in the Southwest La Mirada Neighborhood started to go down to $866,000 in November of 2025 and hit bottom in February of 2026 to $700,000, but have recovered to the $950,000 range over the last 4 months
The price difference in the neighborhood will be due to factors such as property condition, added square footage, an added pool, and location.
Over the past 12 months, sales averaged 4 per month, and listings averaged 10 per month. This means that 40% of available monthly listings sell. This is a very high percentage, which helps keep prices high due to the lack of available inventory each month. Also, due to limited inventory, homes in the Southwest Neighborhood average 24 days on the market before going into escrow. This is considered a short time and was better than the city average of 27 days.
Neighborhood Price Forecast
Overall, Southwest La Mirada is doing well. Demand for this neighborhood has always been good. With two parks at the ends of the neighborhood (Neff and Windermere) for family time. Escalona Elementary School is in the middle. There is also Biola University near the northwest section, and the shopping center near the southeast section.
Prices in the area should remain stable over the last 12 months and could possibly rise toward the end of the year. With strong demand in the city and area and a shortage of listings, barring any economic problems, the Southwest La Mirada neighborhood will do well this year.
