 Green Hills Six-Month Price Summary

The six-month average price for this neighborhood was $986,000, compared with $1,093,000 for the six months before that. This gives Green Hills an average monthly price decrease of $107,000 over the last six months. As you can see from the map below, there haven’t been many sales, and several months have gone by without any sales. The lowest monthly average over the last six months was $900,000, and the highest monthly average was $1,120,000. Even with a $220,000 difference between the high and low prices, overall prices have remained relatively stable over the past six months.  This price difference can be attributed to the difference between a typical home in the neighborhood and one that has added more square feet, a pool, or extensive upgrades.

With so few houses selling in Green Hills, there isn’t enough data to get accurate statistics.  The information here is intended as a guideline.  Many homes in Green Hills have had extensive upgrades and or additions. If you need accurate information on your home, contact me. 

This area has averaged 0.8 sales per month over the last six months. Homes are still selling quickly in La Mirada, with an average of 21 days to sell. For the previous six months, sales in this neighborhood have averaged 17 days on the market before entering escrow.  

Overall, Green Hills is doing very well. There are only a few sales in the Garden Hills every six months. Due to the neighborhood's appeal, demand in this area has always been strong and is expected to remain so. Now that most of the homes have been remodeled, this tract has become similar to a tract of homes in Orange County, but at better prices than you can get in Orange County.
