Biola Area Six-Month Price Summary

The six-month average price for this neighborhood was $889,000, compared with $888,000 for the six months before that. This gives the Biola Area an average monthly price increase of $1,000 over the last six months. As you can see from the graph below, prices in the Biola Area have remained relatively stable over the last six months, except for one month, when 2 fixer houses were sold to bring prices down.  The lowest monthly average over the last six months was $678,000, and the highest monthly average was $970,000.

This area has averaged 4.0 sales per month over the last six months. Homes are still selling quickly in La Mirada, with an average days-to-sale of 17. Sales in this neighborhood for the last six months have averaged 13 days on the market before entering escrow.  

Overall, the Biola Area is doing very well.  The demand for this area has always been strong. And will stay strong because faculty and students want to live in the area, allowing them to walk or ride a bike to the University.  Families like Garden Hill School, a Blue Ribbon school, and the ability to have some family time at Garden Hill Park.
