Lemon Hills Six-Month Price Summary  

The six-month average price for this neighborhood was $1,319,000, compared with $1,023,000 for the six months before that. This gives the Lemon Hills Area an average monthly price increase of $116,000 over the last six months. As you can see from the map below, there haven’t been many sales, and several months have passed without any. Because of this, we can have wide swings in monthly prices. Overall prices have remained relatively stable over the last six months. The lowest monthly average over the last six months was $940,000, and the highest monthly average was $1,250,000.

With so few houses selling in Lemon Hills, there just isn’t enough data to get accurate statistics.  The information here is intended as a guideline.  If you need accurate information on your home, contact me. 

The area has averaged 0.7 sales per month over the last six months.  Homes are still selling quickly in La Mirada, with an average days-to-sale of 17. Sales at Lemon Hills over the last six months have averaged 55 days on the market before entering escrow, which is much longer than the city average of 17 days.   

Overall, Lemon Hills is doing very well. The price increase is due to strong, sustained demand in this area, which is expected to remain strong given the neighborhood's appeal. Family time at Creek Park is a big selling point. This tract is similar to a tract of homes in Orange County, but at better prices than you can get in Orange County.
