The $32,000 gain was $33,000 above the city average loss of $1,000 for the last 12 months. You can see how this loss compares with the other neighborhoods in the price table below. As you can see from the price graph below, prices have remained relatively stable over the past 12 months.
The price difference in the neighborhood will be due to factors such as property condition, added square footage, an added pool, and location. In this case, the 2 fixers were sold at a much lower price.
Over the past 12 months, sales averaged 2 per month, and listings averaged 8 per month. This means that 25% of available monthly listings sell. This is a normal percentage, which helps keep prices high because monthly inventory is limited. Also, because inventory is limited, homes in the La Mirada North Neighborhood average only 20 days on the market before going into escrow. This is considered a short time and is better than the city average of 29 days.

Neighborhood Price Forecast
Overall, La Mirada North Neighborhood is doing well. Demand for this area has always been strong, and prices have remained consistent with those in other areas built in the early days of the City of La Mirada. Next to this neighborhood are Home Depot, Stater Bros, and, of course, Walmart.
The La Mirada North Neighborhood has done well with an annual average price increase of $32,000. Prices in the Neighborhood should start to correct, with prices declining over the next few months. Although the city’s September monthly average is $1,035,000 compared to the annual average of $964,000, prices are starting to drop. Annual average prices dropped in 6 of 13 neighborhoods (see table below), bringing the city average down by $1,000. While this isn’t much, expect the loss to grow over the next few months. About 40% of sold listings in the city in the last 12 months have price reductions, and September sales were down about 30% from the average of the last 6 months. (see city sales graph)
Right now the main problem is with the Iran war. This is driving fuel prices up, which is driving inflation up. The main way to fight inflation is to raise interest rates, which we've done. Home loan rates are now in the 7.25% range. If interest rates remain high, this correction may go into 2027. Strong demand for the city and a shortage of listings are keeping prices from falling faster. The city and the La Mirada North Neighborhood's overall annual average price at the end of 2026 should be about the same as, or lower than, in 2025.
Although the city’s annual average is down only $1,000, the decline is expected to accelerate over the next few months. Interest rates are driving the market right now. Interest-rate forecasts suggest they will rise.
