The $67,000 loss was $66,000 below the city average loss of $1,000 for the last 12 months. You can see how this loss compares with the other neighborhoods in the price table below.   As you can see from the price graph below, prices have been relatively stable over the past 12 months.

The price difference in the neighborhood will be due to factors such as property condition, added square footage, an added pool, and location.

Over the past 12 months, sales averaged 1 per month, and listings averaged 1 per month in months that had sales or listings. . This means that 100% of available monthly listings sell. This is a very high percentage, which helps keep prices high due to the lack of available inventory each month. A major factor in the limited supply of listings in the Hillsboro area is that many people moving from the Hillsboro neighborhoods lease their Hillsboro home and have the money to buy the home they are moving into.  Or pull money from their Hillsboro home for a down payment and use the lease payments from their Hillsboro home to make their new home payment.

Also, due to limited inventory, homes in the Hillsboro Collection Neighborhood averaged 64 days on the market before going into escrow. This is considered a long period and was worse than the city average of 29 days, but sellers are willing to keep their homes on the market and waiting to push prices up due to the shortage of homes in the area.

 Neighborhood Price Forecast

Overall, the Hillsboro Collection neighborhood is doing very well. Prices reflect a strong neighborhood market.  The neighborhood's historically high demand is expected to remain high given its appeal.  Even with an average price loss, the next sale in this neighborhood could go higher.  It is one of the few exclusively gated tracts in the City of La Mirada, with only 213 homes in the Collection Area. This tract is similar to a tract of homes in Orange County, but at better prices than you can get there.

The Hillsboro Collection Neighborhood has done very well with an annual average price increase of $67,000.  Prices in the Neighborhood should start to correct, with prices declining over the next few months. Although the city’s September monthly average is $1,035,000 compared to the annual average of $964,000, prices are starting to drop. Annual average prices dropped in 6 of 13 neighborhoods (see table below), bringing the city average down by $1,000. While this isn’t much, expect the loss to increase over the next few months. It should also be noted that about 40% of sold listings in the city in the last 12 months have price reductions, and September sales in the city were down about 30% from the average of the last 6 months. (see city sales graph)

Right now the main problem is with the Iran war. This is driving fuel prices up, which is driving inflation up. The main way to fight inflation is to raise interest rates, which we've done. Home loan rates are now in the 7.25% range.  If interest rates remain high, this correction may go into 2027.  Strong demand for the city and a shortage of listings are keeping prices from falling faster. The city and the Hillsboro Collection Neighborhood overall annual average price for 2026 should be about the same as, or lower than, it was in 2025.  Because of the Collection Neighborhood's unique features, it may be one of a few neighborhoods in La Mirada with higher prices over the next few months.
