The $77,000 loss was $76,000 below the city average loss of $1,000 for the last 12 months. You can see how this loss compares with the other neighborhoods in the price table below. As you can see from the price graph below, prices in the Green Hills Neighborhood rose for the first 9 months but declined in the last 4.
The price difference in the neighborhood will be due to factors such as property condition, added square footage, an added pool, and location.
Over the past 12 months, sales averaged 2 per month, and listings averaged 5 per month. This means that 40% of available monthly listings sell. This is a very high percentage, which helps keep prices high because of limited monthly inventory. Also, due to limited inventory, homes in the Green Hills Neighborhood average only 22 days on the market before going into escrow. This is considered a short time and is better than the city average of 29 days.

Neighborhood Price Forecast
Overall, the Green Hills neighborhood is doing well. Only a few sales occur in the Green Hills neighborhood each year. Given the neighborhood's appeal, demand has historically been strong and is expected to remain so. Now that most homes have been remodeled, this tract is similar to a tract in Orange County, but at better prices.
The Green Hills Neighborhood has started to correct, with prices declining at an annual average price decrease of $77,000. Prices in the Neighborhood should continue to correct, with prices declining over the next few months. Although the city’s September monthly average is $1,035,000 compared to the annual average of $964,000, prices are starting to drop in La Mirada. Annual average prices dropped in 6 of 13 neighborhoods (see table below), bringing the city average down by $1,000. While this isn’t much, expect the loss to grow over the next few months. It should also be noted that about 40% of sold listings in the city in the last 12 months have price reductions, and September sales in the city were down about 30% from the average of the last 6 months. (see city sales graph)
Right now the main problem is with the Iran war. This is driving fuel prices up, which is driving inflation up. The main way to fight inflation is to raise interest rates, which we've done. Home loan rates are now in the 7.25% range. If interest rates remain high, this correction may go into 2027. Strong demand for the city and a shortage of listings are keeping prices from falling faster. The city and the Green Hills Neighborhood overall annual average price for 2026 should be about the same as, or lower than, 2025.
Even though the city’s annual average is only down $1,000, the decline is expected to accelerate over the next few months. Interest rates are driving the market right now. And the forecast is for interest rates to go up.
