This area includes several small neighborhoods with inconsistent prices. There is everything from small condos to large custom horse-property homes. Each of these small areas has too few sales to warrant its own set of numbers. Prices also vary significantly in this area, and combining it with the others would not yield accurate information for any of the areas.
Don't hesitate to contact me if you would like more information about any of the neighborhoods in this area.
Overall, the Area North of Foster Rd and East of Ocaso is doing well. Demand for this area has always been strong and will remain strong because of the neighborhood’s proximity to Regional Park, several churches, the golf course, Benton Middle School, and La Mirada High School.
Prices in the area will continue to correct over the next few months, but should stabilize by the end of the year. Unless we still have problems with Iran. This is driving fuel prices up, which is driving inflation up. And the main way to fight inflation is to raise interest rates, which has happened. Home loan rates are in the 7% range now. With strong demand for the city and with a shortage of listings, barring any economic problems, the NFEO neighborhood will do well this year. It does look like La Mirada prices have started to be affected by higher interest rates. 6 of the 13 neighborhoods have had lower prices. And even with the city only down $1,000, expect this number to rise over the next few months. Right now, interest rates are what is controlling the market. And the forecast is for interest rates to go up.

Talk to Ty.
Before you make one of your biggest financial decisions, take 30 minutes to talk with someone who has more than 40 years of real estate experience.
You may be wondering what your home is worth, whether now is the right time to sell, or what you should do to get your home ready for the market.
You may not even be sure you want to move yet. That's perfectly fine.

· Which improvements may be worth making—and which may not be.
· How to approach pricing and marketing if you decide to sell.
· Questions about timing your next move.
My promise: no sales pressure, just a professional and informative conversation.
I've spent more than 40 years helping people make real estate decisions. My goal is to help you understand your options so you can decide what's best for you.
