The $76,000 loss was $75,000 below the city average loss of $1,000 for the last 12 months. You can see how this loss compares with the other neighborhoods in the price table below.   As you can see from the price graph below, prices in the (NFWO) Neighborhood have remained relatively stable over the past 12 months. This neighborhood has one of the highest monthly average prices, almost like the Hillsboro neighborhoods. Even with the $76,000 loss over the last 12 months.

The price difference in the neighborhood will be due to factors such as property condition, added square footage, an added pool, and location.

Over the past 12 months, sales averaged 1 per month in months with sales, and listings averaged 2 per month. This means that 71% of available monthly listings sell. This is a very high percentage, which helps keep prices high due to the lack of available inventory each month. Also, due to limited inventory, homes in the (NFWO) Neighborhood average only 26 days on the market before going into escrow. This is a short timeframe and is about the same as the city average of 29 days.

Neighborhood Price Forecast

Overall, the (NFWO) neighborhood is doing well. The demand for this area has always been strong. It will remain so due to the neighborhood’s proximity to Regional Park, Biola University, several churches, the golf course, Benton Middle School, and La Mirada High School. Given the area's demand and the limited number of listings, prices should rise this spring or summer.

The (NFWO) Neighborhood has has started to correct with an annual average price decrease of $76,000.  Prices in the Neighborhood should continue to correct by declining over the next few months. Although the city’s September monthly average is $1,035,000 compared to the annual average of $964,000, prices are starting to drop. Annual average prices dropped in 6 of 13 neighborhoods (see table below), bringing the city average down by $1,000. While this isn’t much, expect the loss to grow over the next few months. About 40% of sold listings in the city in the last 12 months have price reductions, and September sales in the city were down about 30% from the average of the last 6 months. (see city sales graph)

Right now the main problem is with the Iran war. This is driving fuel prices up, which is driving inflation up. The main way to fight inflation is to raise interest rates, which we've done. Home loan rates are now in the 7.25% range.  If interest rates remain high, this correction may go into 2027.  Strong demand for the city and a shortage of listings are keeping prices from falling faster. The city and the (NFWO) Neighborhood overall annual average price for 2026 should be about the same as, or lower than, 2025.

Although the city’s annual average is down only $1,000, the decline is expected to accelerate over the next few months.  Interest rates are driving the market right now.  And the forecast is for interest rates to go up.
