The $21,000 loss was $20,000 below the city average loss of $1,000 for the last 12 months. You can see how this loss compares with the other neighborhoods in the price table below. As the price graph below shows, prices have been relatively stable over the past 12 months.
The price differences between neighborhoods are due to factors such as property condition, added square footage, an added pool, and location.
Over the past 12 months, sales averaged 1 per month, and listings averaged 3 per month. This means that 33% of available monthly listings sell. This is a normal percentage, which helps keep prices high because monthly inventory is limited. Also, because inventory is limited, homes in the La Mirada West of Valley View Neighborhood average only 33 days on the market before going into escrow. This is considered a short time and is a little longer than the city average of 29 days.

Neighborhood Price Forecast
Overall, the La Mirada West of Valley View Neighborhood is doing well. Demand for this area has always been good. Prices have remained slightly lower than in other neighborhoods because homes in this neighborhood generally have smaller square footage than those in La Mirada built at the same time.
The La Mirada West of Valley View Neighborhood has done well, even with the annual average price decrease of $21,000. Prices in the Neighborhood should continue to correct, with prices declining over the next few months. Although the city’s September monthly average price is $1,035,000 compared to the annual average of $964,000, prices are starting to drop. Annual average prices dropped in 6 of 13 neighborhoods (see table below), bringing the city average down by $1,000. While this isn’t much, expect the loss to get higher in the next few months. It should also be noted that about 40% of sold listings in the city in the last 12 months have price reductions, and sales in the city in September were down about 30% from the average of the last 6 months. (see city sales graph)
Right now the main problem is with the Iran war. This is driving fuel prices up, which is driving inflation up. The main way to fight inflation is to raise interest rates, which we've done. Home loan rates are now in the 7.25% range. If interest rates remain high, this correction may go into 2027. Strong demand for the city and a shortage of listings are keeping prices from falling faster. The city and the La Mirada West of Valley View Neighborhood overall annual average price at the end of 2026 should be about the same as, or lower than, it was in 2025.
Even though the city’s annual average is only down $1,000, the decline is expected to accelerate over the next few months. Interest rates are driving the market right now. The forecast for interest rates is that they will rise.
